People across the country are beginning to think about what their life will look like next year. It happens every fall; we ponder whether we should relocate to a different part of the country to find better year-round weather, or perhaps move across the state for better job opportunities. Homeowners in this situation must consider whether they should sell their house now or wait.
If you are one of these potential sellers, here are five important reasons to sell now instead of in the dead of winter.
1. Demand Is Strong
The latest Realtors' Confidence Index from the National Association of Realtors (NAR) shows that buyer demand remains very strong throughout the vast majority of the country. These buyers are ready, willing and able to purchase... and are in the market right now! Take advantage of the buyer activity currently in the market.
2. There Is Less Competition Now
According to NAR's latest Existing Home Sales Report, the supply of homes for sale is still under the 6-month supply that is needed for a normal housing market (which is 4.5-months). This means, in most areas, there are not enough homes for sale to satisfy the number of buyers in that market. This is good news for home prices. However, additional inventory is about to come to market. There is a pent-up desire for many homeowners to move, as they were unable to sell over the last few years because of a negative equity situation. Homeowners are now seeing a return to positive equity as real estate values have increased over the last two years. Many of these homes will be coming to the market soon. Also, as builders regain confidence in the market, new construction of single-family homes is projected to continue to increase, reaching historic levels in 2017. Last month's new home sales numbers show that many buyers who have not been able to find their dream homes within the existing inventory have turned to new construction to fulfill their needs. The choices buyers have will continue to increase. Don't wait until all this other inventory of homes comes to market before you sell.
3. The Process Will Be Quicker
Fannie Mae announced that they anticipate an acceleration in home sales that will surpass 2007's pace. As the market heats up, banks will be inundated with loan inquiries causing closing timelines to lengthen. Selling now will make the process quicker & simpler.
4. There Will Never Be a Better Time to Move Up
If you are moving up to a larger, more expensive home, consider doing it now. Prices are projected to appreciate by 5.2% over the next year, according to CoreLogic. If you are moving to a higher-priced home, it will wind up costing you more in raw dollars (both in down payment and mortgage payment) if you wait. According to Freddie Mac's latest report, you can also lock-in your 30-year housing expense with an interest rate around 3.57% right now. Interest rates are projected to increase moderately over the next 12 months. Even a small increase in rate will have a big impact on your housing cost.
5. It's Time to Move On with Your Life
Look at the reason you decided to sell in the first place and determine whether it is worth waiting. Is money more important than being with family? Is money more important than your health? Is money more important than having the freedom to go on with your life the way you think you should? Only you know the answers to the questions above. Drug take Back Day
Get Rid of Unwanted Prescriptions At National Drug Take Back Day. The Johns Creek Police Department will be collecting unused or expired prescriptions Oct. 22 outside Target.
JOHNS CREEK, GA -- You will soon be able to safely dispose of your expired, unwanted or unused pharmaceutical drugs as part of the National Take Back Initiative. The Johns Creek Police Department will take part in the U.S. Drug Enforcement Administration's initiative from 10 a.m. to 2 p.m. Saturday, Oct. 22. Anyone with expired, unwanted, or unused pharmaceutical controlled substances and other medicines can turn them in anonymously for safe disposal to officers stationed in the parking lot of Target, which is located at 5950 State Bridge Road in Johns Creek. Needles and fluids will not be accepted. The initiative, sponsored by Johns Creek police in conjunction with the DEA, is designed to:
- reduce prescription drug abuse
- reduce the risk of prescription drugs entering the water (DO NOT FLUSH drugs down the toilet)
- help people comply with the law (re-disposal of prescription drugs.)

As a seller, you will be most concerned with the 'short term price' - where home values are headed over the next six months. As a buyer, you must be concerned not with price but instead with the 'long term cost' of the home. Many economists have pointed to Brexit (Britain's exit from the European Union) as a reason that interest rates will remain low for the next few months. But Trulia's Chief Economist Ralph McLaughlin warns that this will not always be the case in a recent post:

In today’s market, with home prices rising and a lack of inventory, some homeowners may consider trying to sell their home on their own, known in the industry as a For Sale by Owner (FSBO). There are several reasons why this might not be a good idea for the vast majority of sellers.

1. There Are Too Many People to Negotiate With
Here is a list of some of the people with whom you must be prepared to negotiate if you decide to For Sale By Owner:
- The buyer who wants the best deal possible
- The buyer’s agent who solely represents the best interest of the buyer
- The buyer’s attorney (in some parts of the country)
- The home inspection companies, which work for the buyer and will almost always find some problems with the house

Recent studies have shown that 88% of buyers search online for a home. That is in comparison to only 21% looking at print newspaper ads. Most real estate agents have an internet strategy to promote the sale of your home. Do you?

4. FSBOing Has Become More And More Difficult
The paperwork involved in selling and buying a home has increased dramatically as industry disclosures and regulations have become mandatory. This is one of the reasons that the percentage of people FSBOing has dropped from 19% to 8% over the last 20+ years.
The 8% share represents the lowest recorded figure since NAR began collecting data in 1981.
5. You Net More Money When Using an Agent
Many homeowners believe that they will save the real estate commission by selling on their own. Realize that the main reason buyers look at FSBOs is because they also believe they can save the real estate agent’s commission. The seller and buyer can’t both save the commission.
Studies have shown that the typical house sold by the homeowner sells for $210,000, while the typical house sold by an agent sells for $249,000. This doesn’t mean that an agent can get $39,000 more for your home as studies have shown that people are more likely to FSBO in markets with lower price points. However, it does show that selling on your own might not make sense.

In a Seller’s Market: Is it Time to Downsize?
A study by Edelman Berland reveals that 33% of homeowners who are contemplating selling their house in the near future are planning to scale down. Let’s look at a few reasons why this might make sense for many homeowners, as the majority of the country is currently experiencing a seller’s market.
In a recent blog, Dave Ramsey, the financial guru, highlighted the advantages of selling your current house and downsizing into a smaller home that better serves your current needs. Ramsey explains three potential financial advantages to downsizing:
- A smaller home means less space, but it also means less time, stress and money spent on upkeep.
- Let’s assume you save $500 a month on your mortgage payment. In 30 years, you could have an additional $1–1.6 million in the bank to get you through your golden years.
- Use the proceeds from selling your current home to pay cash for a smaller one. Just imagine what you could do with no mortgage holding you down! If you can’t pay cash, aim for a 15-year fixed rate mortgage and put at least 10–20% down on your new home. Apply the $500 you saved from downsizing to your new monthly payment. At 3% interest, you could pay off a $200,000 mortgage in less than 10.5 years, saving almost $16,000 in the process.
Realtor.com also addressed downsizing in a recent article. They suggest that you ask yourself some questions before deciding if downsizing is right for you and your family. Here are two of their questions followed by their answers (in italics) and some additional information that could help.
Q: What kind of lifestyle do I want after I downsize?
A: “For some folks, it’s a matter of living a simpler life focused on family. Some might want to cross off travel destinations on their bucket lists. Some might want a low-maintenance community with high-end upgrades and social events. Decide what you want to achieve from your move first, and you’ll be able to better narrow down your housing options.”
Comments: Many homeowners are taking the profit from the sale of their current home and splitting it in order to put down payments on a smaller home in their current location, as well as a vacation/retirement home where they plan to live when they retire.
This allows them to lock in the home price and mortgage interest rate at today’s values. This makes sense financially as both home prices and interest rates are projected to rise.
Q: Have I built up enough equity in my current home to make a profit?
A: “For most homeowners, the answer is yes. This is if they’ve held on to their properties long enough to have positive equity that will be sizable enough to put a large down payment on their next home.”
Comments: A study by Fannie Mae revealed that only 37% of Americans believe that they have significant equity (> 20%) in their current home. In actuality,CoreLogic’s latest Equity Report revealed that 72.6% have greater than 20% equity. That equity could enable you to build the life you’ve always dreamt about.

Two Atlanta Suburbs Named In 2016 Top 100 Safest U.S.
Though crime happens in all major cities, the severity and frequency of it vary greatly from metro to metro, as two new reports from real estate analytics provider NeighborhoodScout recently pointed out. In part one of this two-part series on those crime numbers, we’ll be counting down the top 100 “safest” cities in America.
The group considers population and the rate of individual crime types per one thousand residents – including burglary, larceny-theft, motor vehicle theft, murder, rape, armed robbery and aggravated assault – for its rankings.
For the third year in a row, Ridgefield, Conn., was named the safest city in America.
Around Atlanta – named among the nation’s most dangerous cities – two suburbs were mentioned as some of the safest in the country: Johns Creek (No. 30) and Milton (No. 75). From last year’s rankings, Johns Creek’s placement went unchanged, while Milton jumped five spots.

2016 Is the Time To Buy Or Sell
Today, many real estate conversations center on housing prices and where they may be headed. That is why we like the Home Price Expectation Survey.
Every quarter, Pulsenomics surveys a nationwide panel of over one hundred economists, real estate experts and investment & market strategists about where they believe prices are headed over the next five years. They then average the projections of all 100+ experts into a single number.
The results of their latest survey:
Home values will appreciate by 3.7% over the course of 2016, 3.3% in 2017 and 3.2% in the next two years, and finally 3.1% in 2020 (as shown below). That means the average annual appreciation will be 3.3% over the next 5 years.
The prediction for cumulative appreciation slowed slightly from 21.6% to 17.7% by 2020. The experts making up the most bearish quartile of the survey still are projecting a cumulative appreciation of 10.9%.

Homeowner's Net Worth is 45x Greater Than a Renter's

Every three years the Federal Reserve conducts a Survey of Consumer Finances in which they collect data across all economic and social groups. The latest survey, which includes data from 2010-2013, reports that a homeowner’s net worth is 36 times greater than that of a renter ($194,500 vs. $5,400).
In a Forbes article the National Association of Realtors’ (NAR) Chief Economist Lawrence Yun predicts that in 2016 the net worth gap will widen even further to 45 times greater.

Thinking about giving your floor a facelift? You've got several flooring options, including the following:
Hardwood -- Hardwood is a classic choice that works with any architectural style and can last for more than a century with the right care. Maintenance is a cinch and repairs are simple enough when normal wear occurs or pets leave their mark. That said, keep in mind that wooden floors can be cold and loud if they're not accessorized with rugs.
Carpet -- Carpet, whether natural or synthetic, is one of the more versatile flooring options. Wool carpeting is durable and resists moisture and stains better than synthetic fibers like nylon and acrylic. Easy cleaning and natural insulation properties for both sound and temperature are upsides, but carpet can also turn into a mildew nightmare if water damage occurs.

Recently, on CNBC’s Closing Bell, Shark Tank investor Kevin O’Leary, also known as “Mr. Wonderful,” said Millennials “don’t give a poo-poo about owning a house.” This thinking couldn’t be further from the truth. Let’s give a few examples to make this point.
1.) In the recent National Housing Market Survey conducted by Fannie Mae, it was revealed that:
“…data indicates that millennial renters today have as much desire to own a home as the general population of renters. According to NHS data, the substantial majority of renters age 25-34 say that owning makes more sense than renting from a financial perspective. A majority also agree that owning makes more sense than renting from a lifestyle perspective. The vast majority of millennial renters tell us they plan to own a home at some point in the future.”
2.) A recent Merrill Lynch report found that 81% of Millennials agree that“homeownership is an important part of their personal American Dream”
3.) The most recent H.O.M.E. Survey explained that 85% of Americans ages 34 and under believe that “homeownership is a good financial decision”.
Bottom Line
Kevin O’Leary might be a great white shark when it comes to investing in companies. However, he is just a guppy when dealing with the residential real estate market.

The 2016 Color Trends Are ...

Thinking of Buying a Home? 3 Questions Every Buyer Should Answer First
If you are debating purchasing a home right now, you are probably getting a lot of advice. Though your friends and family will have your best interest at heart, they may not be fully aware of your needs and what is currently happening in the real estate market.
Answering the following 3 questions will help you determine if now is actually a good time for you to buy in today’s market.
1. Why am I buying a home in the first place?
This truly is the most important question to answer. Forget the finances for a minute. Why did you even begin to consider purchasing a home? For most, the reason has nothing to do with money.
A study by the Joint Center for Housing Studies at Harvard University reveals that the four major reasons people buy a home have nothing to do with money. They are:
- A good place to raise children and for them to get a good education
- A place where you and your family feel safe
- More space for you and your family
- Control of that space
What does owning a home mean to you? What non-financial benefits will you and your family gain from owning a home? The answer to that question should be the biggest reason you decide to purchase or not.
2. Where are home values headed?
According to the latest Home Price Index from CoreLogic, home values are projected to increase by 5.3% over the next 12 months.
What does that mean to you?
Simply put, if you are planning on buying a home that costs $250,000 today, that same home will cost you an additional $13,250 if you wait till next year. Your down payment will need to be higher as well to account for the higher home price.
3. Where are mortgage interest rates headed?
A buyer must be concerned about more than just prices. The ‘long term cost’ of a home can be dramatically impacted by even a small increase in mortgage rates.
The Mortgage Bankers Association (MBA), the National Association of Realtors and Freddie Mac have all projected that mortgage interest rates will increase by approximately three-quarters of a percent over the next twelve months as you can see in the chart below:

As I reflect on 2015, I am filled with pride at our accomplishments. I proclaimed 2015 as “The Year of Public Works” and we kept to that ideal. We delivered a year of marked improvements, procedural advancements, and community discussion, introspection, and looking ahead. We made significant road and intersection improvements, changed the way we prepare budgets, and undertook a variety of plans to propel us forward in a smart and thoughtful way.
Among our more notable achievements, we allocated more than $33 million on road improvements last year and know that we have much more to do. After years of neglect as an unincorporated entity, we have a lot of improvements to catch up on and we have an aggressive plan in place to help reduce congestion and improve the traffic flow through our city.
We launched a multi-year effort to repave our neighborhood streets, resurfacing 34 miles of roadway in 34 neighborhoods at a cost of $5.8 million. The City partnered with Waze, the world’s largest group-sourced navigation network, to provide motorists with timely traffic information and to learn more about traffic patterns. The City Council approved $10 million for road improvements in Fiscal Year 2016 and we will work to identify additional funding as well.
Our Public Works Department widened a portion of Jones Bridge Road from two to four lanes with landscaped medians and sidewalks and trails. We also began construction on roundabouts at Bell and Boles roads and at Crossington and Sargent roads. Although they take a bit to get used to, studies show that roundabouts move traffic effectively, reduce the number and severity of accidents, and are more cost-effective than traditional traffic signals.
With public safety, the Johns Creek Fire Department’s preparation and hard work led to improved citywide fire safety ratings used by insurance companies, saving our residents and businesses in their insurance premiums. The department added a new, custom-made swift water rescue boat that improved response time in saving people in the Chattahoochee River by being able to navigate shallow water more rapidly. Our Police Department also improved its ability to save lives when it began carrying special medication, Narcan, in each vehicle that helps to reverse effects of heroin overdoses on the spot.
In our parks, the City conducted a 5-month-long study in which we surveyed thousands of residents and parks users about what they want to see in our park system in the future. We conducted exhaustive research and analyzed the data and developed a draft plan to guide investments in our parks for the next 10 years.
While the parks study was underway, we built restrooms for the Amphitheater at Newtown Park, installed public art, and upgraded some of our playgrounds, including equipment for kids with special needs. The Park Place senior center added new programs, and we expanded our Parks Without Borders program with Alpharetta to include recreational baseball and lacrosse. We also purchased land for a neighborhood pocket park on Morton Road.
In one of our most impactful achievements, we purchased 133 acres on the Chattahoochee River for a park. This land acquisition addressed one of the key desires of those surveyed that said have a strong desire for more park land. More discussion will happen before we are ready to move forward with any type of development on this land. However, this significant land purchase will enable us to move forward with any land use option that is ultimately approved by the City Council.
The City Council will review the draft 10-year Master Recreation and Parks plan and make it available for additional public comment before taking a final vote to move the plan forward. I am excited that the plan addresses the high demand our residents have placed on us to expand our parks and recreation.
The city also worked with an outside consulting company to develop a draft Strategic Economic Development Plan (SEDP). The SEDP represents a city-wide strategy that is designed to establish Johns Creek as competitive in the economic development arena and ensure a strong business climate while preserving and protecting the outstanding residential quality of life that currently exists.
The SEDP was informed by lessons learned from other cities and promotes increased public/private partnerships, attracting key industries that fit Johns Creek, and protecting the assets that have forged its reputation as one of Atlanta’s premier communities (i.e. municipal services/facilities, quality of education, and high income households).
The City Council will also review the draft SEDP to determine the economic way forward for Johns Creek. This process will also include public comment ahead of a final vote.
Although not required until 2017, the Community Development Department has already begun its update to the City’s 2030 Comprehensive Plan. The review, which will bring together diverse stakeholders and interest groups, will encompass land use citywide and development ordinances to refine the City’s strategic land use planning and direction.
Among other accolades, we finished the year as being recognized as the nation’s 3rd best city in which to live. As the schools within Johns Creek continue to be recognized both in the state and nationally for academic excellence and high standards, they remain a beacon for those that seek exceptional education opportunities for a bright future.
In keeping with our motto, “Be The Exception”, our city was recognized as the safest in the state and our municipal services are among the best. We are very fortunate to have a dedicated and caring city staff and safety departments and I could not be more proud of what they do day in and day out to help make Johns Creek an exceptional city.
The next state legislative session is scheduled to kick off in January and I recommend that you follow it closely as decisions made during this session will have an effect on our city. Following HB170, the Transportation Funding Act of 2015, more discussion will be forthcoming on a potential TSPLOST initiative, therefore, your voices are important and I encourage you to exercise your right to be heard.
Finally, I am very optimistic as we head in to 2016, which also marks our 10th anniversary as a city that we will continue to move projects forward and continue to build a future that will sustain our high quality of life. In school we all learned the Theory of Supply and Demand.
When the demand for an item is greater than the supply of that item, the price will surely rise.
SUPPLY
The National Association of Realtors (NAR) recently reported that the inventory of homes for sale stands at a 4.8-month supply. This is significantly lower than the 6 months inventory necessary for a normal market.
DEMAND
Every month NAR reports on the amount of buyers that are actually out in the market looking for homes, or foot traffic. As seen in the graph below, buyer demand this year has significantly surpassed the levels reached in 2014.
Many buyers are being confronted with a very competitive market in which they must compete with other buyers for their dream home (if they even are able to find a home they wish to purchase).
Listing your house for sale now will allow you to capitalize on the shortage of homes for sale in the market, which will translate into a better pricing situation.
HOME EQUITY
Many homeowners underestimate the amount of equity they currently have in their home. According to a recent Fannie Mae study, 37% of homeowners believe that they have more than 20% equity in their home. In reality 69% of homeowners actually do!
Many homeowners who are undervaluing their home equity may feel trapped in their current home, which may be contributing to the lack of inventory in the market.

Two Graphs That Scream List Your House Today
The spring and summer months have always been known as a very popular time for homebuyers to start the search for their dream home. This year is no different! We all learned in school that when selling anything, you will get the most money if the demand for that item is high and the inventory of that item is low. It is the well-known Theory of Supply & Demand. If you are thinking of selling your home, here are two graphs that strongly suggest that the time is now. Here is why…
DEMAND
According to research at the National Association of Realtors (NAR), buyer activity this year has far outpaced the same months in 2014. Purchasers who are ready, willing and able to buy are in the market at great numbers. According to NAR, “Foot Traffic has a strong correlation with future contracts and home sales, so it can be viewed as a peek ahead at sales trends two to three months into the future.”
SUPPLY
The most recent Existing Home Sales Report from NAR revealed that the current supply of housing inventory is at a 5.1 month supply, which remains below the 6-months necessary for a normal market.
Buyer demand is far outpacing the supply of homes available for sale.
Bottom Line
Listing your house for sale when demand is high and supply is low will guarantee the offers made will truly reflect the true value of your property.

The Top-Selling Counties in Metro Atlanta
Atlanta’s housing market is humming along,
but what counties are performing best?
Earlier this week, we reported that home sales in Metro Atlanta rose 8.6 percent year-over-year in April, finishing out the month with 4,339 sales; it was the second-straight month of strong sales activity for Atlanta, and a clear sign that 2015 is bound to be the area’s strongest post-boom housing market yet. Beyond ABR’s summaries, though, we decided to dig a bit deeper through the Georgia MLS data and examine what specific counties in Metro Atlanta saw the most home sales. First, here is a graph of the Atlanta counties with the most total home sales:
As with last month, Fulton, Gwinnett, Cobb and DeKalb counties were far ahead of the pack, but what’s interesting is how much better those counties compare with last year. Home sales in Fulton, for instance, were up 9.4 percent, while sales in Gwinnett and DeKalb rose 13.1 and 6.3 percent, respectively. The graphical picture changes, though, when we drill down further and only look at single-family sales:
As you can see, when we limit our scope to the single-family market, Gwinnett County jumps to the top, and Cobb pulls further ahead of DeKalb.
Also notable are the year-over-year gyrations for the counties’ single-family sales: in Gwinnett, single-family sales were up 18 percent; in Fulton, they were up 14.42 percent; in Cobb, they were up 10.62 percent; and in DeKalb, they were up 10.1 percent.
Finally, this graph shows the top-selling condo counties, where the picture changes more dramatically:
With the exception of Fulton (which includes 90 percent of the city of Atlanta), condo sales make up a small portion of Metro Atlanta’s home sales, but the yearly increases in the condo market were the most impressive of all: 15.4 percent in Fulton; 23.85 percent in Cobb; 25 percent in Gwinnett; and a whopping 42.74 percent in DeKalb.

As with last month, Fulton, Gwinnett, Cobb and DeKalb counties were far ahead of the pack, but what's interesting is how much better those counties compare with last year. How to Give Your Offer an Edge
Looking to buy in a hot market? It's possible that you could end up in a bidding war for the property you want. In addition to offering more than the asking price, here are a few tips to give your offer a competitive edge.
Be Ready -- Have everything you need in place. Get pre-approved for financing and set aside your down payment. If you have to sell a home, consider waiting until after your home sells before making any offers.
View and Inspect -- Try to write an offer with as few conditions as possible. One strategy is to have a home inspector accompany you on subsequent viewings of the home you are considering so a home inspection may be excluded from the conditions.
Be Flexible -- Let the sellers know that you are flexible about terms, such as move-in dates and inclusions. If possible, have your agent find out as much as possible about the seller's needs before making an offer so you can offer exactly what they want.
Introduce Your Family -- Have your agent tell the sellers about your family and why you chose their home. Creative buyers have written personal letters to sellers, including photos of their family and even artwork created by their children.
Show Them You Are Serious -- Increase the earnest money to show the sellers you aren't going to get cold feet after the bidding war is over. The last thing they want to do is put their home back on the market after a deal has fallen through.

The 25th Annual Taste of Alpharetta on Thursday, May 7th will feature more than 60 amazing restaurants serving up their specialties for 50,000 food lovers. The City’s largest dinner party invites patrons to enjoy great food, a culinary arts competition, live music, 3 Fun Zone Areas and more in the Historic District of Downtown Alpharetta on Milton Avenue, Roswell Street, Old Roswell Street, Canton Street and Old Canton Street. The FREE admission event allows patrons to purchase food and activity tickets (10 tickets for $5) to redeem at participating restaurant booths for a wide selection of tastes ranging from $.50 - $3. per sample. Tickets can also be used in the events family-friendly Fun Zones for a variety of activities ranging from pony rides and rock climbing walls, to inflatable’s, balloon art and henna tattoos.
Taste of Alpharetta offers plenty of live music all night long. Hosted by Cadillac Jack from Kicks 101.5 FM, the Main Stage located on Milton Avenue at Roswell Street features regional performers. A second music stage located on Old Canton and sponsored by Music Matters will feature young performers from the Music Matters Rock U program. The schedule for the Main Stage is as follows:

The Culinary Arts Stage will be hosted by Eric “Dutch” Van de Steeg from 92.9FM - The Game. Culinary Judges for the 2015 Competition include Atlanta Cuisine on Tap editor, Tom Maicon; Freelance writer and author who contributes to the Atlanta Journal Constitution, Atlanta Business Chronicle, and Simply Buckhead Magazine, Helen Cauley; TV Chef, author and restaurateur Hans Rueffert; and the People’s Voice and Foodie Candice Belle Isle. The Taste of Alpharetta Culinary Competition Awards will be presented at 8:30pm on the event’s Main Stage for the top chefs in each category and the People’s Choice Award.
